Landlord Fees

 

  • Tenant Introduction Service – 
  • Fee – 10% + vat of the Full Contractual Rent (payable in advance)

This service involves the marketing, securing a suitable tenant and the complete setting up of the initial tenancy (please refer to tenant introduction service for further information)*if the first months rent does not our Introduction Fee we will require further payment the difference before the tenancy starts which will include any third party services that have been instructed by Evans & Company on your behalf or we will collect the rent until the above fees are paid.

 

  • Rent Collection Service 
  • Fee – 12.5% + vat of the Total Monthly Rent Received.

Includes all the Tenant Introduction service and the collection of the rent from your tenant on a monthly basis with monthly statements provided.(please refer to rent collection service for further information)

 

  • Full Management Service
  • Fee – 15% + vat of the Total Monthly Rent Received

This service includes both the Tenant Introduction and Collection of Rent, we will also provide an ongoing management service for the property, this includes dealing with all enquiries, arranging repairs and organising the relevant trades. We will also provide regular inspections (see Full Management Service for further information).

  • Tenancy Agreements & Associated Legal Notices
  • £75 + vat

(This tenant agreement is for the letting of furnished or unfurnished residential accommodation on an Assured Shorthold Tenancy within the provisions of the Housing Act of 1988 as amended by Part III of the Housing Act 1966).The terms of this agreement should be reviewed and by the landlord and Evans & Company have no liability arising out of the preparation, execution or operation thereof or otherwise arising out of the tenancy. We recommend that you take independent legal advice.

  • Tenants Deposit Protection Scheme
  • £55 incl VAT payablePer Annum

All deposits have to be protected by law, Evans & Company will protect the Deposit.

  • Energy performance certificate (EPC)
  • £120 inc vat

From October 1st 2008 ALL Residential Landlords are required to have an EPC available to tenants when they market their property, for the above fee we will instruct our in house Energy Performance Assessor to carry out the EPC Inspection and issue a completed certificate.

  • Right to Rent Check
  • £12 inc vat

From February 2016 landlords have to check the immigration status of any tenant over 18 that moves into the property, The liability is on the landlord, Evans and Company will take on the liability by carrying out the relevant checks (unless otherwise advised by the landlord not to do so).

  • Check Out

At the end of the tenancy and before the deposit can be returned there has to be an agreement between the Landlord and the Tenant about any deductions, the check out in conjunction with the original inventory (paid for by the tenant) will determine any dilapidations,

  • ADVANCE FEES

The Tenant Introduction fee is payable in advance and in full at the commencement of the tenancy and is payable on the contractual rental income. Under no circumstances are our fees refundable, however, you would not be charged for the same period twice. In the event that a tenant terminates the tenancy before the due date, EVANS & COMPANY will find a new tenant and make no charge for the term remaining on the existing tenancy, unless the landlord has the ability to deduct our fees from the tenants deposit or the tenant has terminated the tenancy because the landlord has not maintained his contractual obligations or the Landlord terminates the tenancy.

  • RENEWAL FEES

In the event of a tenancy that is arranged by EVANS & COMPANY is extended for a further period or a new tenancy is granted at anytime to the tenant (or related party), or when a tenant introduced by EVANS & COMPANY remains in occupation of the property, EVANS & COMPANY will be entitled to a renewal fee.

The renewal fees will be payable on the first day of the tenancy continuation (unless we are collecting fees monthly) and will be either deducted from rent received or payable upon receipt of an Evans & Company invoice, the fees are charged at the following: –

  • 10% of the contractual term agreed on tenancies extending within the first years occupancy.* (Introduction Service)
  • 8% of the contractual term agreed on tenancies extending after the first years occupancy.* (Introduction Service)
  • 5% of the contractual term agreed on tenancies extending after the second years occupancy and thereafter* (Introduction Service)
  • 12.5% of the contractual term agreed on tenancies extending within the first years occupancy.* (Rent Collection)
  • 10.5% of the contractual term agreed on tenancies extending after the first years occupancy.* (Rent Collection)
  • 7.5% of the contractual term agreed on tenancies extending after the second years occupancy and thereafter*(Rent Collection)
  • 15% of the contractual term agreed on tenancies extending within the first years occupancy.* (Full Management)
  • 12.5% of the contractual term agreed on tenancies extending after the first years occupancy.* (Full Management)
  • 10.5% of the contractual term agreed on tenancies extending after the second years occupancy and thereafter*(Full Management)

 

  • That in the event of a sale being agreed with the tenant or any associated party during or after the tenancy and should contracts be exchanged, EVANS & COMPANY will be entitled to a commission of 2% + VAT of the eventual sale price.
  • In the event that the landlord should exersie his right to cancel this agreement the landlord will be liable for marketing fees of £360 inc vat and any reference fees paid by the tenant @£70 inc vat per tenant**.
  • Instruction of solicitors, If Evans & Comnapy are instructed under our management service you will be informed of any rent arrears or breeches of covenants brought to our attention. However if legal action is required, the Landlord will be responsible for instructing his own solicitor and for all fees arising. If Evans & Company are required to attend court our fee is £250.00 inc VAT per day or any part thereof.
  • Empty properties: Evans & Company do not carry out inspections on empty properties under our let only, rent collection or management services. Evans & Company can inspect properties to check on any irregularities at agreed intervals if instructed to do so. These inspections should not be relied upon for structural defects and Evans & Company can not be held responsible for any hidden defects The cost for each visit is £40.00 inc VAT.
  • Where Evans & Company have arranged or supervise redecoration and/or refurbishment of your property, or arrange the purchase and installation of furniture, appliances or fittings, or safety inspections and inventories we will be adding a 10% + vat surcharge to do so.
