Payments and permitted fees

 

One month’s rent payable in advance

 

A dilapidations deposit of up to a maximum of 5 week’s rent which is refundable at the end of a tenancy (subject to tenancy contractual obligations)

 

A holding fee/deposit (to reserve the property) of one week’s rent which is refundable if the landlords withdraw but is non-refundable if the tenant provides misleading information or withdraws after we have incurred costs or fails the right to rent checks or fails to provide information required to process their application in a timely manner.

 

Early Termination fees
If due to unforeseen circumstances, you need to leave the property before the expiration of the Tenancy subject to the Landlord’s written agreement, we would be willing under your written instructions re-advertise the property for re-let.  There would, of course be a charge for this service (please contact the office for more details). Should it not be possible to re-let the property, you will still be responsible for the rent and any associated bills until the new tenants have taken up occupation of the property or until the original tenancy termination date, whichever is sooner.

 

Changing an agreement
If the tenants require a change to be made to the original tenancy agreement, such as removal of a tenant or adding a new tenant then a fee of £50 is payable by the tenant.

 

Keys

If keys are lost and need replacing including any security devices and parking permits a reasonable charge will be made for this.

 

Late Rent payment

A fee may be charged for late rental payments which exceed 14 days at 3% above the bank of England’s base rate.
